When I told my friends and relatives that I was planning to sell my Jacksonville home for cash, they all thought I was making a mistake. They warned me that I would receive a very low offer. They felt that I would get less than market value. While it’s true that it is often possible to secure a higher offer via a conventional sale, there are numerous hidden fees. There is also the realtor’s commission and the potential for very expensive repairs. I took into consideration the time-savings, lack of closing costs and simplicity of the process. These benefits convinced me that a cash home sale was the right decision. Had I worked with a real estate agent, a portion of the proceeds would have gone in their pocket. In Florida, this commission can be anywhere from six to ten percent. This greatly reduces the net amount received from the sale of the property. Selling directly to a cash buyer eliminated the middleman. I benefited from the total amount. In less than ten days, the money was in my bank account, allowing me to make a sound financial plan. The cash buyer covered all of the closing costs and additional fees that tend to arise with selling a home. Adding up all of these fees, commissions and costs, I felt that I made out really well. Plus, I avoided an appraisal and inspection. These processes are not without expense. I would have needed to take off from work to meet the inspectors and walk them around. Had the inspection turned up any problems, I would have been responsible for the repairs. That’s more time and money devoted to a property I was anxious to unload. I also had no worry over funds being delayed because of bank approval, loan processing and other financial hurdles.
